Terms and conditions

Article 1 – Booking & Payments

Bookings may be made by phone, email, or online at www.domainederochebonne.com or www.seasidefrance.com.
Every booking must be accompanied by payment consisting of:

  • A deposit of 35% of the total rental price and any additional services.

  • The balance to be paid no later than 45 days before the arrival date.
    No deduction will be granted in case of late arrival or early departure.

Electricity / Heating

  • Château de Rochebonne: central heating. Heating and electricity are included for all stays in this unit.

  • Other units (La Chaumière, La Charrue, Le Chai, Le Pressoir, La Cave, Le Four à Pain, La Mangeoire, Le Logis, Le Studio): electricity and heating are not included for stays between 1 October and 1 May; they are included for the rest of the year.
    Each house is equipped with electric radiators and independent gas heating. Gas bottles can be supplied on request, at the prevailing rate according to market gas prices.

Pursuant to Article L.221-28 of the French Consumer Code, accommodation services provided for a specific date or period are not subject to the 14-day right of withdrawal.

Article 2 – Prices

Prices shown on www.domainederochebonne.com are base rates and do not include optional services (texts and photos are non-contractual). Prices set at the time of booking include the applicable VAT rates.
Prices may change during the season.

Article 3 – Purpose

These GTC apply to all bookings at Domaine de Rochebonne, exclusively for seasonal rentals of SARL Domaine de Rochebonne (French law). A booking constitutes a contract between SARL Domaine de Rochebonne and the tenant.

Article 4 – Data & Confidentiality

SARL Domaine de Rochebonne will not disclose to third parties any information provided by the tenant in the performance of the contract, except where disclosure is required by authorities and/or courts.

Article 5 – Payment, Security Deposit & Contract

  • Deposit: 35% upon booking.

  • Schedule: an additional 30% no later than 90 days before arrival, then balance at 45 days before arrival (if this schedule applies to the booked offer).

  • Cancellation: up to D-90, 50% of the deposit is refundable; from D-89, no deposit is refundable.

  • Charges not included (electricity/heating outside the included period, options, etc.): payable at the start of the stay.

  • Contract: the rental contract is issued and the booking definitively confirmed upon receipt of the remaining booking deposit and the full security deposit, as well as any insurance certificates required where applicable (see Art. 16).

  • Taxe de sejour IS NOT INCLUDED (Tourist tax)

Article 6 – Optional services

  • End-of-stay cleaning (optional): if not purchased, the accommodation must be returned clean and tidy (equipment and cleaning products provided; a checklist is given upon arrival).

    • 1-bed house: €25 • 2-bed: €35 • 3-bed: €45 • 4-bed: €55 • 5-bed: €65 • Château: included unless otherwise stated.

  • Bed linen & towels (optional): not included in the rental price. Available on request, per current price list (single/double/king bedding, bath/pool towels).

    • By default, beds are not made; “beds made on arrival” is available at extra cost (per price list).

  • Baby equipment: high chair €10; cot €10.

  • Pets: €10 per stay and per animal (see Art. 11).

Article 7 – Occupancy

Accommodation may only be occupied by the maximum number of persons specified (including children and infants). Management may refuse entry to any additional person.
Unaccompanied minors (without parents/guardians) are not admitted.
No right to remain in the premises beyond the agreed period, unless expressly agreed by SARL Domaine de Rochebonne.

Article 8 – Use of the premises

Premises are rented for temporary holiday accommodation only.
No commercial activity or public-facing event may be conducted without prior consent. Corporate stays (employees/agents) are possible under these GTC.
The tenant must return the accommodation in the initial state of cleanliness (unless the cleaning option was purchased). Repairs required due to tenant negligence are at the tenant’s expense.
Subletting/assignment/transfer is prohibited without written consent. Tents and caravans are prohibited without prior consent. Surcharges may apply in case of over-occupancy.

Article 9 – Pools: safety & rules

Access reserved for residents, posted hours, unsupervised. Safety of users (adults/children) is entirely the tenants’ responsibility.
No glass within the pool area; use unbreakable containers. Waste must be disposed of outside the pools.
Opening: 1 May to 1st October.
SARL Domaine de Rochebonne accepts no liability for accidents/injuries in or around the pools. Use at tenants’ own risk.

Article 10 – Noise & conduct

Family property, no parties. Quiet after 11 p.m. (no music after 11 p.m.).
Aggressive/disrespectful behaviour: immediate eviction without refund.
Management may terminate a stay without justification if site tranquillity is compromised.

Note – Château de Rochebonne: a tolerance for moderate noise given its location; however, parties/loud events are prohibited. Management may intervene at any time.

Article 11 – Pets

Pets are accepted all year (subject to prior declaration).
Pets are not allowed within the pool areas. Fee per animal (see Art. 6).

Article 12 – Check-in/out inventory

A check-in and check-out contradictory inventory is carried out by SARL Domaine de Rochebonne or its agent and the tenant.
If no inventory can be performed on arrival, the tenant has 2 hours to report any issue; after that, the accommodation is deemed free of damage at check-in.
In case of damage, the tenant is informed within one week.

Article 13 – Cancellation policy (government measures)

If a government decision makes the stay impossible, SARL Domaine de Rochebonne will issue an 18-month credit note or proceed with a refund according to the regulations in force. Otherwise, the standard policy (Art. 14) applies.

Article 14 – Cancellation / Termination

14 a) By the tenant
Up to D-90: 50% of the deposit refundable. From D-89: no deposit refundable.
No-show > 24 h: contract terminated, deposit retained, balance due.

14 b) By SARL Domaine de Rochebonne
Full refund of amounts paid. No further compensation.

14 c) During the stay
Termination for cause (non-payment, dishonoured cheque, proven damage, nuisance/complaints, etc.): departure within 2 hours after notification. The full rental amount remains due.

Article 15 – Interruption of stay

If the stay is cut short for reasons not attributable to SARL Domaine de Rochebonne, no refund will be made (except for the security deposit under Art. 18).

Article 16 – Insurance

16.1 Individuals – stays of 1 to 89 nights 
The tenant declares having personal liability insurance covering damage to third parties during the stay. Holiday rental insurance (“villégiature”) covering damage to the rented property (fire, water damage, breakage, deterioration) is strongly recommended. Otherwise, the tenant remains fully liable for all damage and undertakes to reimburse the full cost of repairs upon presentation of supporting documents.

16.2 Professionals (companies/associations/public entities)
For any booking made by an employer, the Professional Client must provide no later than 7 days before arrival:

  • a certificate of professional liability insurance covering damage to third parties caused by its personnel accommodated on site;

  • property damage coverage for the temporarily occupied premises.
    If the certificate is not provided on time, the host may suspend the booking, refuse access and/or terminate without compensation; amounts paid to hold the property remain due. The Professional Client guarantees and covers all damage/extra costs beyond the security deposit.

16.3 Monthly and long stays (≥ 90 nights)
Mandatory insurance certificate (holiday rental or equivalent: property damage + liability) before arrival. Formal check-in/out inventories; repairs and exceptional cleaning are billed on estimate and may be deducted from the deposit, which does not cap liability.

16.4 Operator’s insurance
SARL Domaine de Rochebonne holds professional liability insurance with AXA ASSURANCES No. 22422096404 et 22414096104

Article 17 – House rules & visitors

No smoking/vaping indoors. Respect common areas and pool rules.
External visitors by authorisation only and under the tenant’s responsibility.

Article 18 – Security deposit

The security deposit is due before arrival and prior to handing over the keys. It is non-interest-bearing and will be returned within 14 working days after departure and return of all keys/badges/remotes, after deduction of amounts due for:

  • material/structural damage,

  • exceptional cleaning and/or repairs,

  • loss/replacement (keys, badges, remotes),

  • unpaid amounts, contractual penalties and over-consumption (where applicable).
    The security deposit is not a liability cap: any excess cost remains payable by the tenant (or by the Professional Client, where applicable).

Article 19 – Disputes

Any claim must be addressed as soon as possible to Domaine de Rochebonne, 17320 Saint-Just-Luzac.

  • If the contract was signed between SARL Domaine de Rochebonne and the tenant;

  • Within 2 days after arrival for inventory/description issues;

  • Within 2 days for other disputes.
    For any dispute arising from the performance or termination of the contract, exclusive jurisdiction lies with the courts of the location of the property.
